The action
This 2,513-square-foot penthouse suite is in a 20-storey tower anchored by Le Germain Hotel and has a nearly 1,000-square-foot terrace. It has appeared on the market several times since 2022, priced from a high of $2,049,900 to its most recent asking price of $1,849,900.
“For the exclusivity of the building – having concierge, access to hotel amenities, room service and valet parking – it was really upscale for what our western clients were used to,” said agent Joel Gwillim. But those luxuries come at a cost in terms of higher condo fees, he said, “that maybe not everyone wants to pay.”
Possibly the biggest challenge was the very masculine design, Mr. Gwillim said. “It didn’t appeal to females and couples.”
A new paint job and furnishings helped convince a Quebec couple to make an offer, but that bid collapsed when they couldn’t sell their property.
In June, different buyers from out of province finalized a deal, cutting $68,332 off the asking price.
“When we put it up in the spring, it was probably the best condo market I’ve seen since 2014,” Mr. Gwillim said.
“I was pretty positive we’d get it done by the fall given there was not a lot of product like this out there.”
What they got
This 14-year-old suite is laid out with three bedrooms, three bathrooms and entertaining areas on both levels, including one with 21-foot, vaulted ceilings, skylights and walls of windows.
A dining area lies off the kitchen outfitted with quartz countertops and integrated appliances, including a gas range.
The unit comes with a locker and two parking spots. Monthly fees of $2,697 cover water and heating costs.
The agent’s take
“Just the penthouse units have two storeys,” said Mr. Gwillim.
“[Models] built new, they’re usually smaller and less quality spec, and may not have the same dramatic features, like the outdoor, extended terrace and views.”
