The action

This 70-year-old bungalow is essentially brand-new after extensive renovations by the past two owners, but nothing could be done to improve its location near a busy street four kilometres east of West Edmonton Mall. Nonetheless, more than two dozen visitors were riveted by the chance to spend only $500,000 to reside in the popular community hugging the North Saskatchewan River.

“A lot of the properties priced at that entry level either need a ton of work or they’re more lot value,” said agent Clare Packer.

“I sold one across the street a couple years ago that was $1.3-million, so that’s double, if not triple, the price of this house, so to find something that’s nice and totally livable at an entry-level price is a total rarity.”

Four buyers recognized it deserved more money, but one dug out an extra $26,000.

“Being strategically priced a hair below $500,000, we knew the likelihood of getting multiple offers was higher whereas at higher price points – $1-million or $750,000 plus – it’s a smaller pool of buyers,” said Ms. Packer.

“All the offers were above asking, and there was one clear winner being so far above the asking price and with a very short condition period.”

“The neighbourhood is highly desirable because it’s close to highly performing schools and the river valley trail system,” said Ms. Packer, “and the commute downtown or to the university is all convenient.”
