The action
In 2012, this three-bedroom house was loaded with luxuries on a prime 42- by 136-foot lot and used as a show home for a subdivision 45 kilometres south of downtown Calgary.
This spring, it was put on the market priced at $799,000. The next month the price was trimmed to $775,000 to appeal to buyers who might have their heads turned by less extravagant but cheaper homes also on the market nearby. A week later the seller cut a deal shaving another $5,000 off for a first-time buyer.
“When we went on the market, there were no active comparables,” said agent Ben Archibald. “Then there was a flood [of other homes] that came on with us, which made it difficult.
“This one was on a beautiful, corner lot with a nice, big backyard, and beautiful mountain views, which is what helped us get that price of $770,000.”
What they got
This two-storey house with an attached double garage has three bedrooms, four bathrooms and entertaining areas on all levels. The one on the main floor also has a fireplace and the one below provides a wet bar.
The kitchen has a contemporary design with granite countertops, an island with a raised breakfast bar and a pantry. The adjacent dining area has sliding doors to a deck, patio and fully fenced yard.

“The location is impeccable, right across from a park,” said Mr. Archibald.
“Typically, in the show homes, the builder likes to pull out all the stops to show off their product, and that’s what happened with this one.”
