The sellers of this 63-year-old bungalow near MacKinnon Ravine had the rare opportunity of negotiating with two potential buyers, and managed to get within $4,900 of their asking price in under a week.
Agent Clare Packer said few properties in this part of Edmonton are getting rival bids these days. “Bidding wars are still not the norm,” she said.
“Normally, you’re looking at getting three to five per cent under your asking price, if you can even get that.
“A lot of properties in that neighbourhood that are sitting have undergone several price adjustments.”
Still, the sale means the property’s value has increased by $114,000 since 2021, when it last sold for $601,000. Ms. Paker credits both improved market conditions and recent upgrades to the kitchen and three bathrooms. New landscaping also enhanced the grounds measuring 66 by 143 feet.
“In the last year, due to inter-provincial migration, as well as the Bank of Canada lowering interest rates, that has helped with the price increase,” said Ms. Packer.
“This is a really unique property on a huge, corner lot, and the bungalow itself is massive. Like, it’s the largest bungalow in the neighbourhood.”
