The action

This two-bedroom suite in the northwest corner of a high-rise building near the historic Fort York site in downtown Toronto was painted and prepped for sale in August as soon as the tenants moved out. There were many competing units for sale of a similar size all summer, but this one managed to get a full price offer within 12 hours of hitting the market. The agent credited sensible pricing.

“No matter how we presented the property, in a slower market, the price is the most important thing that’s going to bring in buyers,” said agent Karolina Armstrong.

“There were a lot of two-bedroom units with slightly smaller 700 to 799 square foot ranges, but not many with this corner view, floor-to-ceiling windows and west exposure.

“We knew we had that advantage.”

What they got

A storage locker and parking spot are included. Monthly fees of $840 cover water, heating, 24-hour concierge and use of a common terrace.

The agent’s take

“For the building, there are a couple of models that have that corner, split bedroom layout,” said Ms. Armstrong.

“We showcased the views and the natural light coming through, which were our unique selling features.”
