This three-bedroom house near Yonge Street and Allenby Jr. Public School, pulled in two dozen visitors over eight days, with the seller having set a date to consider offers.

“In the summer, it was a fairly steady time in neighbourhoods like this where inventory remained low and buyers were still out,” said agent Andre Kutyan.

“We had 24 showings in that one week on the market, which in this price range is a lot of showings.”

The unusual size and design of this over ten-year-old house on a 36- by 133-foot lot played a large part in two buyers fighting over it. The winner gained the upper hand by adding $285,000 to the asking price.

“It’s not typical to see multiple offers in this price point, but it’s a very unique home,” Mr. Kutyan said.

“If you want a bigger, new house, the options are few and far between. There are a lot of semi-detached and smaller homes on 25-foot lots; this is a 36-footer.”

What they got

This two-storey house was custom built with a cubic-style façade and 4,525 square feet of living space, including a finished basement with direct access to the double garage.

Large interior glass walls allow natural light to penetrate deep into the house. Glass walls surround a raised office by the living room, glass panelling lines the staircase, and there are skylights above the primary dressing room and two of the home’s five bathrooms.

The ceiling is eleven feet high in the kitchen and family room. The family room has a wood-burning fireplace and double doors that open to a south-facing deck.

“It’s very contemporary in design with lots of glass and different levels,” said Mr. Kutyan.

“The big draw is Allenby public school.”
