The action
This modernized row house next to Grange Park received a weak offer last fall, but the sellers declined it and took it off the market after ten weeks of exposure. In April, it was reinstated for the same price of $2.695-million and received new visitors, including one buyer who delivered a healthier bid of $2.625-million.
“In the last year, some properties take two or three efforts to get the right buyer, it’s not always just a question about price or presentation, sometimes it’s having the perseverance and decent timing,” said agent Paul Johnston.
“We just had one offer. Although there were two people concurrently interested in the property, they weren’t going to get into a boxing match over it.”

The agent’s take
“This home was virtually across from the Grange Park which has undergone such an amazing transformation,” said Mr. Johnston.
“It’s amazing to live in a sizable home just steps from Queen Street, the opera house, and University Avenue.”
This property also marries old and new luxuries. “A lot of Torontonians really love classic on the outside, but a surprise on the inside,” Mr. Johnston said.
“Not only did they extended the back of the home, they also filled in the detached portion and widened the back of the home and introduced … about 30 feet of skylights.”
