The owners of this two-bedroom townhouse north of the Leaside Bridge made efforts, both real and virtual, to highlight this property right after Canada Day. They painted the interiors and did virtually staged photographs of otherwise empty rooms. Perhaps most importantly, they set a price under $800,000, in stark contrast to a three-bedroom unit nearby that had been up for sale for months listed at nearly $1.1-million.

“There was one for sale, listed for a lot higher, and it had gone stagnant,” said agent Belinda Lelli.

“Our challenge was pricing properly in order to sell on an offer night, and for many buyers, the attractive, under $1- million price was an enormous draw.”

Two offers arrived on cue, and one was improved to $855,000 after negotiations.

“We had six realtor showings and more than 30 people through the open houses, all young families, most of which are residing in apartments and condominiums, seeking a home such as this one in a family-centric area, steps to parks, schools, and transit,” Ms. Lelli said.

“We didn’t get many offers because a lot of people were afraid they couldn’t sell their condo because the condo market has taken a hit.”
