The action

Agent Paul Johnston has sold many units in The Duke, a popular west-end mid-rise building, but few sold as quickly as this penthouse unit with two bedrooms, a den and a terrace wrapped around three sides. Nine days after coming to market in June a buyer was found, though the agreed purchased price was $88,000 below asking.

“The speed of sales in the Junction overall hasn’t been that brisk, and there are suites that have sat for a few weeks or, in a couple of instances, a couple of months, which is probably part and parcel of the overall market,” said Mr. Johnston.

“We felt it would sell quickly, but not quite that quickly, especially because it’s a high watermark in the Junction, and the highest price paid for a resale condo in the area.

“There were other condos in the Junction available, but nothing of this size or the unique nature of it, being a penthouse with three exposures and a really great, city-facing terrace,” Mr. Johnston said.

“There’s a lack of great, boutique buildings in the Junction, but this is certainly one of them,” said Mr. Johnston.

“The unit was a great space to begin with, but the level of finishes and décor was quite captivating.”
