The townhouse in the new 48-unit The Trails project, in Moodyville, sold when the complex was about 75 per cent through construction. The bright, two-bedroom multilevel unit has a den and two bathrooms, 983 square feet of space and a 211-square-foot patio.

The finishes are contemporary, with in-floor heating, expansive windows, wide-plank laminate floors, black matte fixtures in the bathrooms and higher-end appliances in the kitchen. There is secured underground parking and storage. The exterior has timber and weathered brick features.

More than half the townhouses have sold, with 19 units remaining. The complex is in a desirable location, a short walk to Lonsdale Quay, parks and a trail, and close to schools.

“The buyers are first-time homeowners,” says listing agent Matthew Lee, who represented the developer. “After having rented in North Vancouver for years, this couple made the major decision to purchase a place of their own. Not only was timing a key factor in their decision, but they took the time to scour the market and find the right opportunity to meet their needs and lifestyle. The proximity to Lonsdale Quay, easy access to public transit and an array of nearby shops and restaurants proved to be key selling points. Plus, the price point was right, and the building was near completion when they purchased their unit.”

The buyers wrote an offer hours after viewing the property.

The sale completed March 29 and the buyers move in this summer.

The agent’s take

“The Moodyville area has undergone a major transformation over the past five years,” says Mr. Lee. “Less than three blocks to Lower Lonsdale and surrounded by the Spirit Trail, parks and green space, this is a highly sought-after area for a variety of buyers.

“With a lack of affordable inventory in urban cores, our buyers recognized the unique opportunity that this presented them after many years of renting.”
