What they got

This 716-square-foot loft-style townhouse is in one of the city’s more bustling shopping districts, in the desirable Mount Pleasant neighbourhood, near trendy shops, a proliferation of breweries, rapid transit, and postsecondary campuses along Great Northern Way.

A bonus is the high ceilings, ample light through the wall of glass, and a ground patio, with an open-concept living area, dining area and partially concealed galley kitchen on the main level.

The 12-year-old unit was in original condition but well maintained. The floor plan is uncommon, with a bedroom area up a few steps and high ceilings with windows over the kitchen, said listing agent Cheryl Davie.

The Action

The sellers, a young couple, had a few months to sell the unit before moving into a new place. About 30 groups viewed the townhouse before the agent received one offer, which came with conditions.

“We sold for $1,069 a square foot, which is reasonable for the neighbourhood,” says Ms. Davie. The deal completed Aug. 23.

The Agent’s Take

The east side neighbourhood is proving a draw for young buyers, said Ms. Davie.

“East Vancouver offers such great accessibility via SkyTrain to different areas of the city,” she said. “Today’s buyers are more focused on home ownership and transit than travelling around in a car.”

“We’ve seen a lot of appreciation in Mount Pleasant with the opportunity to develop more homes in areas that hadn’t been previously developed. The False Creek Flats is a great example of this. The addition of the new [Broadway] train line, adding new stations to the neighbourhood, along with access west into Kits will further these price gains.”
